What they do

Mustard Seed Property Limited was set up as a Community Benefit Society by people in Cornwall intent on providing the right support for individuals who need a permanent home or a bedroom for a few weeks, somewhere to work or train or a place to connect with others. MSP purchases and leases properties to social enterprises who provide support to the most vulnerable adults in society. The organisation currently has two properties and three partners and is raising money to acquire and develop more properties.

The Society

Mustard Seed Property's vision is of a Cornwall where its world renowned hospitality is extended, not just to those who can most afford it, but to the most vulnerable in the local community, and where it offers the right support to those that need it.

Mustard Seed Property currently has three operational partners; all of which provide support to the most vulnerable individuals in Cornwall. The first is Mustard Seed, a small café based out of Helston, Cornwall that supports local individuals with learning disabilities.

St Petroc’s, the second partner, is a homelessness charity working to end street homelessness in Cornwall, providing support, advice, training, accommodation and resettlement services to homeless people. MSP has leased a property to St Petroc’s for nearly a decade, providing accommodation and a base from which to support their clients.

Karrek Community CIC is the newest of MSP’s operational partners and they provide domiciliary support to people all over Cornwall. Karrek have identified a strategic need for new accommodation with supported living, for around 20 people with learning disabilities in both St Austell and Camborne / Redruth. In total Karrek supports over 70 individuals across Cornwall and this number is rapidly growing. MSP hopes to help Karrek provide multiple properties to support the people they work with.

Mustard Seed Property's Acquisition Strategy

Mustard Seed Property is seeking £600,000 of community shares finance to refurbish a recently purchased second property and to buy a third property.

Each property is appraised by the Mustard Seed Property board against both social impact and commercial criteria and independently valued ahead of purchase.

Acquired properties are refurbished to a pre-agreed specification for its partners and leased to them on internally repairing and insuring leases. Refurbishment is carried out to a high standard with particular thought to achieving both low maintenance and running costs where possible.

If utility bills can be reduced for tenants and a return can be generated simultaneously from Feed in Tariffs and / or Renewable Heat Incentives, Mustard Seed Property will look to invest in low carbon technologies.
