What they do

Mustard Seed Property is a charitable organisation seeking to extend the inclusivity of Cornwall to the lives of the most isolated members of the community, and has been making available homes or workplaces for the socially vulnerable.

The Society

Mustard Seed Property's vision is of a Cornwall where its world renowned hospitality is extended, not just to those who can most afford it, but to the most vulnerable in the local community, and where it offers the right support to those that need it.

In the 11 years since its formation, MSP has worked to support and grow two local charities, St Petroc’s and Mustard Seed through acquiring, adapting and leasing property that St Petroc’s and Mustard Seed could support more people. Karrek Community CIC, MSP’s latest partner supports a number of people in accommodation that is unsuitable for a number of reasons hence the need for a new capital injection

Mustard Seed Property's Acquisition Strategy

Mustard Seed Property is seeking £600,000 of community shares finance to buy and refurbish a new property and pay off an existing loan.

Karrek Community CIC will use the property to support an estimated nine people with learning disabilities in St Austell. The target property will be a cluster of shared accommodation, studios and 1-bed flats in a complex with some communal living space for training and leisure.

Each property is appraised by the Mustard Seed Property board against both social impact and commercial criteria and independently valued ahead of purchase. Acquired properties are refurbished to a pre-agreed specification for its partners and leased to them on internally repairing and insuring leases. Refurbishment is carried out to a high standard with particular thought to achieving both low maintenance and running costs where possible.

As with the property in Helston if utility bills can be reduced for tenants and a return can be generated simultaneously from Feed in Tariffs and / or Renewable Heat Incentives, Mustard Seed Property will look to use appropriate low carbon technologies.
